For flat in Bangalore, one of the co-owner (2nd owner) is in Delhi. The flat needs to be sold. Can the GPA for sale be made by 2nd owner in Delhi without presence of 1st owner (attorney) ? or both need to be in Delhi in sub-registrar office to make the GPA registration?

The 2nd owner (executant) can register GPA in Delhi without the presence of 1st owner (Attorney)

Only the executant's presence is sufficient in sub-registrar office to register GPA in favor of an attorney (who is in different geography)

Executant and 2 witness presence is mandatory in sub-registrar office, attorney presence is optional.
