How to get Encumbrance Certificate in Tamil Nadu?

The encumbrance certificate is an important document that assures the property is free from legal liabilities. The encumbrance certificate is mandatory for transferring property and applying for a home loan.

The encumbrance certificate or "Villangam" is issued by the Inspector General of the Registration Department in Tamil Nadu.

To get Encubrance Certificate, you need to register in TNeSevai portal.

 Follow the below steps to register in the eSevai portal.

  • If you are a new user, click on "New User"

  • Enter the required details.

  • You will receive an OTP in your registered mobile number to register in the esevai portal.

How to get Encumbrance Certificate online in Tamil Nadu?

After TN eSevai registration, follow the below steps to apply for encumbrance certificate in Tamil Nadu.

  • Click on Inspectorate General of Registration department.

  • Click on IGR-401 Issue of Encumbrance Certificate.

  • After clicking on the Issue of Encumbrance Certificate it will redirect to the Search EC details page. You need to fill the below mandatory input fields Zone, District, Sub Register Office, EC Start Date, EC End date.

Encumbrance Certificate issuance in Tamil Nadu

  • Under Survey Details – Village Name, Survey Number and Sub Division Number shall be added multiple times after clicking on Add button. If any details are found be incorrect there is option to either “Edit” or “Delete”.

  • House details, Boundary details, Extent and Build up area and Additional Details are optional to fill.

  • Provide mandatory details such as Name, Identification Type, Email ID and Mobile number.

  • After filling all mandatory fields, finally click on “Submit” button. Department amount, Service Charges will be shown and same will be deducted.

  • To process the payment the user need to click the “Submit” button.

  • On completion of successful payment click , receipt will download in PDF format.

Follow the below steps to check the status of the Encumbrance Certificate application.
