4 Step procedure to Gift a property in Bangalore:

  1. Documents
  2. Drafting
  3. Government fee (Stamp Duty & Registration fee)
  4. Registration

 

Below, we explained 4 steps in detail:

  1. Documents:

To register a gift deed, the donor & donee should have following documents

  • Donor’s registered deed (Sale deed, gift deed, partition deed, Release Deed, WLL Etc..)
  • Encumbrance certificate
  • Tax paid receipt
  • Khata certificate & extract
  • Donor’s Aadhar and PAN
  • Donee’s Aadhar and PAN

2. Drafting:

Prepare a gift deed draft in word format

3. Government fee (Stamp Duty & Registration fee) :

The government fees are different for blood relatives and non-blood relatives. The following people come under blood relative category

  • Father
  • Mother
  • Brother
  • Sister
  • Husband
  • Wife
  • Son/Daughter

Uncles, cousins, nephews, and in-laws don’t come under blood relative category

In Bangalore, the government fees are paid on K2 website and generate K2 challan for gift deed registration

Following are the government fee for blood relatives:

  • Stamp Duty: Rs. 5150
  • Registration fee: Rs. 1000
  • Cess: Rs 500
  • Scanning Rs. 550 (approx)

4. Registration:

Below is the step-by-step procedure to register the gift deed in sub-registrar office

Step 1: Carry the following documents to sub-registrar office. All originals and 1 set of photocopies

  • Donor’s registered deed (Sale deed, gift deed, partition deed, Release Deed, WLL Etc..)
  • Encumbrance certificate
  • Tax paid receipt (of current financial year)
  • Khata certificate & extract
  • Donor’s Aadhar and PAN
  • Donee’s Aadhar and PAN
  • Printed GIFT DEED to be registered
  • K2 Challan
  • Active mobile phone for OTP authentication

Step 2: The chamber officer verifies all the above-listed documents including payment success of K2 challan

Step 3: The donor and donee sit in front of registration counter, officer takes the photo of donor & donee via webcam placed on computer monitor, takes biometric thumb impression and OTP authentication

Step 4: The registering officer handover the property summary report to donar & donee for cross-verification of property specification. Go through summary report for any corrections.

Donor & donee sign the summary report and hand back to registering officer.

Step 5: The Donor and Donee sign all pages of gift deed. Two witness signs on last page of gift deed.

Step 6: Officer scans the gift deed for government record and have over the hard copy to donor or donee.
