How to request to Permit Modifications/Additions for Buildings in Dubai?

This service enables you to obtain a permit to carry out minor or major modifications and additions on existing buildings or under-construction projects.

Documents Required

  1. Building plans to be submitted as follows:

Initial approved plan and proposed plan marking the modifications as follows:

  • Modifications location in yellow (on the approved plans).
  • Modifications in red (on the proposed plans).
  • Requested demolition work in green (on the approved plans).
  1. Plans of any other discipline that might be affected by the modifications (structural, electromechanical, sewage, thermal insulation, roads, civil defence).

How to request to Permit Modifications/Additions for Buildings in Dubai?

  • Login to Dubai Building Permit System

  • Apply for the service and fill the application.

  • Pay the due fees (except for first time applications).

  • Check Dubai Municipality's reply (Approved/ Rejected/To be Amended or Completed) through the BPS, within 3 working days from submission date.

  • Pay the due fees.

  • Receive the payment receipt through the website.

  • Receive the permit through the website.

Fees Required

Addition/Modification Permit:

  • Application Fees: Free for the first time, then for every new application for all types of buildings as follows:
    • Minor/medium modifications: AED 100
    • Major/radical modifications: AED 200.
  • Permit Fees: (Minor modifications after project completion):
    • Total internal floor area: 30 fils/sqft.
    • Exterior concrete walls: 10 fils/linear ft.
    • Outdoor concrete slab: 10 fils/sqft.
    • Outdoor Pergola area: 15 fils/sqft.
    • Swimming pool areas and other external services: 30 fils/sqft.

Minor modifications/additions to existing buildings:

  • Application Fees: Free for the first time then AED 100 for each new application
  • Permit Fees:
    • Private villas: AED 200
    • Industrial and public service buildings: AED 300
    • Multi-storey and floor area ratio buildings: AED 300.

Terms & Conditions

  • Minor modifications or additions do not include construction works or requirements related to parking lots, and have no impact on the design or the building use.

  • This permit is valid for 6 months from its issuance date, and has to be renewed if expired before the work starts on site.

  • The contractor must have an insurance policy for the construction works of modifications and additions with an area of (300) square meters or more.
