How to apply to Purchase and Combine Adjacent Lands in Dubai?

This service enables you to purchase and combine adjacent lands that are not allocated for a special planning purpose.

Terms and Conditions required to Purchase and Combine Adjacent Lands in Dubai

  • You must apply to issue or renew the land map after completion of the transaction.

  • The application to purchase and combine adjacent lands is studied by the Executive Planning Department, Land and Infrastructure Services Section.

  • The value of the land to be combined is calculated per sqm by the authorized Valuation Committee in Dubai, and this valuation is valid for only 3 months.

  • The land valuation amount must be paid within a maximum period of 3 months from the date of the valuation.

  • If the valuation period (3 months) expires and you still want to purchase and combine the lands, you must re-submit the application, pay the valuation fees, and then have the land re-evaluated to be able to purchase the area to be combined, and complete the related procedures.

Documents Required to Purchase and Combine Adjacent Lands in Dubai

  1. Copy of land's affection plan showing the area to be combined.

  2. Letter of interest from the landlord to purchase and combine the requested areas.

Fees Required

  • Purchase and combine adjacent lands: according to the value determined per sqm by the Land Valuation Committee for the areas to be combined

  • Valuation of government lands to be combined through purchase: UAE 4,000

  • Knowledge and Innovation Fees: AED 20.

In case the applicant requested to join half of the plot, the neighbor must apply to join the other half of the plot ( if it is possible) . NOC letter from service authorities (DEWA, Etisalat, Du, Sewerage and Recycled Water Projects Department at Dubai Municipality).
What is final amount to be paid to combine(add) the requested area?
The amount is decided (per squared meters) by Land Valuation Committee in Dubai. The applicant must pay the final amount within 3 months from the valuation date, otherwise the amount and his request will be expired.
What should I do if my request was expired, and I wanted to proceed?
The applicant must re-apply through Dubai Municipality’s website, pay financial allowance of (4,000 AED) and the requested area will be reevaluating.
