വസ്തു പണയപ്പെടുത്തി ബാങ്കുകളിൽ നിന്നും ലോൺ എടുക്കുമ്പോൾ രണ്ടുതരത്തിലുള്ള പണയപ്പെടുത്തലാണ് ഉണ്ടാവാറുള്ളത്.

1) Equitable Mortgage

2) Registered Mortgage

Nationalized Shedule ബാങ്കുകൾ സാധാരണയായി Equitable Mortgage ആണ് ചെയ്യാറുള്ളത്. എന്നാൽ സഹകരണ ബാങ്കുകൾ Registered Mortgage ആണ് ചെയ്യാറുള്ളത്. Registered Mortgage ചെയ്യുമ്പോൾ പണയപ്പെടുത്തുന്ന വസ്തു സബ് രജിസ്ട്രാർ ഓഫീസിൽ രജിസ്ട്രേഡ് ഗഹാൻ പ്രകാരം ബാങ്കിന്റെ പേരിൽ പണയപ്പെടുത്തുന്നു. ബാങ്കിന്റെ പേരിൽ പണയപ്പെടുത്തിയ ലോൺ തിരിച്ചടച്ചു കഴിഞ്ഞാലും ബാങ്ക് തിരികെ വസ്തു ഉടമയുടെ പേരിൽ തിരിച്ചെഴുതുമ്പോൾ മാത്രമേ വസ്തുവിന്മേൽ ഉള്ള ബാങ്കിന്റെ അവകാശം അവസാനിക്കുന്നുള്ളൂ. പലരും സഹകരണ ബാങ്കിൽ നിന്ന് ലോൺ എടുത്തതിനുശേഷം തിരിച്ചടവ് കഴിഞ്ഞാലും ബാങ്ക് തിരികെ വസ്തു ഉടമയുടെ പേരിലേക്ക് മാറ്റി എഴുതിയോ എന്ന് പരിശോധിക്കാറില്ല. ബാങ്ക് തിരിച്ച് എഴുതുന്ന നടപടിയെ ആണ് ഒഴിമുറി ഡീഡ് എന്ന് പറയുന്നത്. ഒഴിമുറി ഡീഡ് എഴുതിയില്ലെങ്കിൽ അത് ഒരു ബാധ്യതയായി വസ്തുവിന്മേൽ ഉണ്ടാവും. അതിനാൽ സഹകരണ ബാങ്കിൽ നിന്നും വസ്തു പണയപ്പെടുത്തി ലോൺ എടുത്തവർ തിരിച്ചടവിന് ശേഷം നിർബന്ധമായും ഒഴിമുറി ഡീഡ് എഴുതുവാൻ തയ്യാറാകണം.

ഒരു വസ്തുവിൽ ഒരാൾക്കുള്ള അവകാശം ഒഴിഞ്ഞു കൊടുക്കുന്നതിനു വേണ്ടി നടത്തുന്ന രജിട്രേഷൻ ആണ് ഒഴിമുറി. കൂട്ടുടമസ്ഥതയിൽ(Joint Ownership)ഉള്ള സ്വത്തുക്കളിൽ ആണ് സാധാരണ ഒഴിമുറി ആധാരം നടത്താറുള്ളത്. ഇത് കൂടാതെ സ്ഥലം പണയപ്പെടുത്തി സഹകരണ സ്ഥാപനങ്ങളിൽ നിന്ന് വായ്പ എടുക്കുന്ന സന്ദർഭങ്ങളിൽ വായ്പ അടച്ച ശേഷം ഒഴിമുറി(Deed of Release) വാങ്ങിച്ചു സബ് രജിസ്ട്രാർ ഓഫീസിൽ submit ചെയ്താൽ മാത്രമേ ടി വസ്തുവിൽ നിന്നും ബാങ്കിന്റെ ബാധ്യത ഇല്ലാതാകൂ.
