Citizen can apply for property registration online in Rajasthan using ePanjiyan software. The citizen has to enter property details, party details and upload documents. ePanjiyan software generates an CRN number. The citizen has to then go to the Sub Registrar (SR) office with the Citizen Reference Number to complete the property registration process.

Following are the documents required for the property registration in Rajasthan.

How to do property registration in Rajasthan?

Follow the step by step guidelines given here to register the property in Rajasthan.

Property Registration through the e-Panjiyan website

  • Visit the e-Panjiyan portal

  • Select the “Property Valuation for Citizen” option under the “Online facilities” field at the top right of the homepage.

  • On the new page, select the property district from the  “Property District” drop-down list.

  • Click on the “Submit” button.
  • Now you will land on the “Property Valuation” Page.

  • Select the district from the “District” drop-down list.

Fresh Valuation property registration Rajasthan

  • Enter mobile number.

Note:- Entered mobile number should be valid because all messages will be sent on this mobile number

  • After entering the mobile number, enter the verification code given there.

  • Click on the “Fresh Valuation” to register the property

  • After verifying the mobile number, you will land on the “Document Details” page

  • In the document details section, the applicant has to select the “Property location type”

  • After selecting the location type, select the “Document type” as the sale deed and “Subtype” as a certificate of the sale deed.

  • Now select the district from the “Select District” drop-down list

  • Select the SRO from the “Select SRO” drop-down details

  • After selecting the district and SRO, select Tehsil from the “Select Tehsil” dropdown list

  • After providing the “Document Details”, fill out the “Location Details” section

  • The applicant has to provide the location details for registering the property

  • Select the “Colony” from the “Select Colony” drop-down list

  • After selecting the colony, select the “Area” and “Zone” from the drop-down list

  • Select the “Category Type” – “Commercial/Residential” from the drop-down list

  • Select the “Location” – “Interior or exterior” (DLC rate will be calculated based on this location information)

  • Now you have to enter the road width in feet on the “Road width” field

  • Enter the “Plot or Khasra number’

  • Enter the “Address Details”

  • After entering the “address details”, give the corner plot details

  • Enter the property area in feet on the “Property Area” field

Note: The applicant can use a unit converter for conversion of property area into feet unit

  • After entering the location details, you have to fill out the “Addition Values” field

  • In the addition values section, the applicant has to provide details of construction (if applicable) such as “Floor type”, “Constructed Area”, “Construction type” and “Construction year”. Also, provide the boundary wall details such as “Length”, “Tinshade”, “Area”, “Parking Details”, “Tube well details”. Based on these values, the property amount will be calculated.

  • Now you have to fill out the “Commission Details”

  • Select the appropriate commission from Jail/Senior citizen/others/NA, the commission value will be calculated and displayed on the screen.

  • After entering all the details, click on “Save property”

  • After clicking on the “Save property” option, the system will auto-generate Land value and the Land value will appear on the screen.

  • After verifying the land value, click on the “Next” button.

  • By clicking on the Next button, the “Payment Summary” will appear on the screen.

  • Now you have to provide details of the “Execution Date”, and “Face value” 

  • After entering the details, click on the “Calculate Stamp Duty” button

  • Now the Stamp duty and registration fee details will be displayed on the screen

  • The Sum of these fees can be paid for the registration of property in Rajasthan.

  • Now click on the “Save” button for further preceding the application.

Note: On the “Payment Summary” section your “Citizen reference number” will be shown. You can note the number for further reference

  • Now click on the ‘Proceed for Party Details’ option, here the applicant has to provide the details of parties such as “Party Type”, “Presenter Type”, “Party Name”, “Gender”, “Category”, “Contact number”, “ID proof” and “Address”

  • Now you have to save the details by clicking the “Save’ button

  • Click on the “Next Step: Payment” for completing the payment

  • Now you have to select the payment method and proceed with the payment

  •  After payment, you can book the time slot by clicking on the “Online Time Slot Booking”

  • Select a convenient date from the list shown for the approach SR office.

  • Enter the CRN number

  • An OTP will be sent to the registered mobile number and enter the OTP for the booking time slot.

Approach Sub Registrar office to complete Property Registration in Rajasthan

On the selected date, the applicant has to visit the concerned Sub Registrar Office with the “Citizen Reference Number” and Fee Receipt. SRO office will import data using the citizen reference numbers and check the details. You can also pay the money directly through the SRO.

  • The applicant goes to the SR office with the Citizen Reference Number.

  • SR office verifies all required documents for registration for correctness.

  • If all documents are correct and proper, the document will process otherwise the document will be returned to the citizen with reason.

  • SR office will import data from citizen reference Number and generate document Sr. No. / Token no.

  • SR office will check all details filled in by citizens.

  • SR office will update all details if required. (Valuation & Party Details).

  • According to Property Valuation, the SR office will ask citizens for payment. Payment can be made by different modes like Stamps, e-stamps, Franking, DD, Challan, e-gras and generate Fees Receipt.

  • SR office will then captures Photo & Thumb Impression of the Presenter, Executant, Claimant and Witness.

  • SR office will generate an Endorsement.

  • SR office will register the document.

  • SR office will scan the registered document

  • SR office will give the document to citizens with Endorsement of Registration and signature of Sub-Registrar.
