BBMP Khata Registration / Transfer / Bifurcation / Amalgamation Process

Khata is a legal identification certificate issued by BBMP. Khata is a document that shows a property owner having an account with the BBMP for paying taxes. The details of a Khata include property owner's name, size of the property, location, built-up area etc. and is essentially required to calculate the tax payable on that property.

For getting building license or trade license, Khata certificate is required. The certificate should be submitted to get loan from banks and financial institutions as well.

A - Khata and B- Khata

There are two types of properties. A-Khatha certificates are issued for properties which have been developed as per the sanctions. There will be valid licenses and approvals. If you possess A-Khata certificate, it is possible to get trade license or building license very easily. You will also be able to take loans from banks and financial institutions without any issues when you have access to the A-Khata Certificate.

If there are valid sanctions and approvals, B-Khatha certificates are issued. The certificate denotes that the tax to the property is being paid to the Government. B Khatha is not valid Khatha extract. You will not be able to get loans from financial institutions.

If there are minimal deviations in B-Khatha properties, they can be converted into A Khatha through building regularization. In order to apply for A Khatha certificate from B Khatha certificate, you should submit documents including DC converted property, complete tax paid statement and betterment charges for conversion needs.

Application for Khata extract Registration/ Transfer / Bifurcation /Amalgamation can be done through online or offline. If you apply through online, you should provide Old PID Number, Name of the Applicant and Email ID of the applicant along with other particulars. The original form can be submitted along-with other forms so that it will be processed and necessary clearances will be obtained.

Process to get Khata

In order to get BBMP Khatha extract, you need to visit Bangalore One Centre. You should mention the information such as in whose name the Khatha was registered at the moment.

The old property identification number (old PID) should be mentioned. The Khatha Extract number, old ward number and ward name should be mentioned so that you will get extract form the concerned authority. Khathacan be transferred from one person to another person in various cases including deed, will, family partition and release deed.

You can also follow required guidelines so that Khata amalgamation and Khata bifurcation certificates will be obtained without fail. Prescribed application and other copies should be submitted so that necessary certificates will be released by the concerned authorities. If the property is located within BDA Layout, NOC from BDA should be submitted.

Khatha Registration

Documents Required

The following documents are required for registration of Khatha for the first time.

  1. Properties allotted by Bangalore Development Authority / Karnataka Housing Board

    • Application in prescribed form

    • Attested copy of the title deed

    • Copies of previous tax paid receipts

    • Possession certificate

    • Sketch showing the location of property

  2. Revenue Pockets, BDA Reconveyed areas, Gramathana, high rise buildings (both apartments and commercial complexes)

    • Application in prescribed form

    • Title documents, flow chart of the title

    • Copies of previous tax paid receipts

    • Proof of improvement charges paid

    • Khatha extract issued by previous authority / local body.

    • Sketch showing the location and measurements of the property

Time required

  • 7 working days in the case of BDA/KHB allotted properties

  • 30 working days in the case of revenue extensions, BDA re-conveyed areas, gramathana, high-rise buildings (both apartments & commercial complexes)

In case of revenue properties where conversion has not been obtained and approval of the competent authority for formation of layout has not been obtained, Khatha Registration will not be done unless they are regularized by the Government. However for the said properties assessment will be made for property tax and entered in the ‘B’ Register.

Payment of Khatha transfer fee at the rate of 2% on the value of stamp duty of the sale deed.

Khatha Transfer

When the title of the property is transferred from one person to another by way of sale,gift, will or in case of the death of the property owner, it is termed as a ‘Khata Transfer’.

The following documents are required for Transfer of Khatha from one person to another based on the documents like sale deed, will, gift deed, family partition, release deed, in respect of properties already having khatha:-

  • Application in prescribed form

  • Title documents, flow chart of the title

  • Copy of upto date tax paid receipt

  • Affidavit regarding / inheritance / gift / court decree.

  • Original Death certificate in case of Kathadar’s death

Time required

  • 7 working days in the case of BDA/KHB allotted properties

  • 30 working days in the case of revenue extensions, BDA re-conveyed areas, gramathana, high-rise buildings (both apartments & commercial complexes)

Payment of Khatha transfer fee at the rate of 2% on the value of stamp duty of the sale deed.

Khatha Bifurcation

The process wherein the property is divided into two or more parts is called as ‘Bifurcation of Khata’

  • NOC from BDA if the property is located in BDA layout (for vacant lands)

Khatha Amalgamation

The process wherein two or more properties are combined is called as 'Amalgamation of Khata’.

Suvarna Khata

  • Khatha extract issued by previous authority / local body.

Charges

  • Fees to be paid for registration of khatha 2% on the stamp duty of the sale deed

  • Improvement charges to be paid at the rate of Rs.250 per square meter in respect of the converted land in the jurisdiction of newly added areas during 2007.

  • Improvement charges to be paid at the rate of Rs.200 per square meter in respect of old 100 wards in BBMP Jurisdiction.

Process to register / transfer / bifurcate / amalgamate Khata

Follow the below process to register/transfer/bifurcate/amalgamate Khata.

  • Obtain a notarized copy of your sales deed which is attested by a notary.

  • Obtain an encumbrance certificate for the property by carrying a copy of the sales deed.

  • Obtain and fill a Khata registration form.

  • Fill in the Khata registration form and submit it at BBMP office along with essential documents

  • If your application has been processed then officer will give a personal visit to your property for verification and evaluation.

  • After assessment you are liable to pay a 2% fee (on registration value) towards Khata registration. You will receive a formal statement specifying details of the property like the dimension, tax payable, value as determined by the BBMP.

    Note:

  • The Notary charges for attestation will cost somewhere around Rs.80-100.

  • An Extract Copy is discharged to the applicant within 7 working days.

  • Application cost for a Khata is Rs.10/-

  • Forms for Khata Transfer and Bifurcation are similar to that of Khata registration.

  • A Commercial property is charged twice the tax amount as that of the normal property.

  • Within 1-2 week of paying the Khata registration fee, you are entitled to pay the pending property tax as well.

What is Khatha ?
Khatha of a property is when that property is recorded in the property register maintained in a Municipality or Corporation. When a property is registered with the Municipality or Corporation, it is assessed to tax, assigned a municipal number and records the person primarily responsible to pay the property tax.
Who can apply for a Khatha ?
Any title holder of a property within the BBMP Jurisdiction can apply for a khatha in a prescribed form, along with relevant documents, to the concerned Assistant Revenue Officer.
Where can one get the prescribed form for issue of Khatha & where should it be filed ?
Application form can be obtained from any of the citizen service centers or any office of the Assistant Revenue Officer. The form also contains the list of documents to be filed. The duly filled up application form is to be submitted at the jurisdictional office of the Assistant Revenue Officer and acknowledgment obtained.
