On the whole, every law and provision related to the tenants and landlords fall under the Rent Control Act of 1948 that was implemented by the Government of India to calibrate the rentals of real estates and to regulate the evictions of tenants in India. The most necessary condition, however, is that you should have an adequate rental agreement duly signed with your tenant that specifies particulars like the rent amount, tenure of the accord, security deposit, and purpose of the stay.
