In general, POA executed in two ways.

Executed within the county. It means both executant and attorney live in India. POA should be registered in the sub-register office of where the executant lives.

Executed in foreign country. It means executant lives abroad and gives POA to his attorney in India. POA can be notarised or attested from indian embassy in the foreign county where executant lives and should adjudicate in India, in district registered office, in the jurisdiction of where the property is located.
Only registered or adjudicated POA is accepted for DEED Registration. Notary alone is not accepted for DEED registration.
